9 – 10 am
We’ll get a load of wood chips delivered for the trail in the woods. New this year: bark dust will be blown in for the park. We are just cleaning the woods and covering the trail with new wood
chips. Bring your gloves, rake, shovel, and wheel barrow if you’ve got them.
Kids are welcome and we’ll put them to work (or take turns watching
them).

Spring Reminder
Backflow testing is included in your HOA dues. You do not need to arrange or pay
for this yourself. The HOA takes care of it.

Big News: New HOA Board of Directors!

Thank you to Tiffany Larson and Bill McFadden for serving on our HOA board for the last four years! The Larson family moves out soon and they will be missed. Bill will continue to assist the HOA in an advisory capacity.

Our new board will be Ken Feist (continuing for one more year), Lindsay Childers (new), and Jason Holliston (new).

CC & R Reminder-Did you know?

Landscape installation of rear yards or enclosed areas on Lot by Owners is subject to approval by the Architectural Review Committee (contact Ken). Said complete landscaping on Lots shall be installed by Owners no later than 6 months after occupancy. All landscaping shall be maintained in a good condition, including watering, weeding, pruning, fertilization, mowing and other forms of maintenance.

Summer Reminders

As the weather allows us to play outside more, please remind the kids to clean up their toys from the park each day.

Backflow testing is complete. If you get a notice from the City of Tigard requesting yours to be completed, please contact Bill McFadden.

CC & R Reminder-Did you know?
Starting June 1, the Board will be enforcing landscaping according to the CCR’s. (According to section 4.5, all landscaping shall be maintained in a good condition, including watering, weeding, pruning, fertilization, mowing, and other forms of maintenance.) If your yard does not comply, this is what will happen:
1. Letter of Violation sent to homeowner informing the homeowner of the violation and stating a specific period of time to correct the violation.
2. If the homeowner doesn’t contact the HOA Board or correct the violation within the stated time period, a second Letter of Violation will be mailed to the homeowner. If the violation is not corrected within a specific time period, a fine of $15 per day may be assessed against the homeowner and their lot until the violation is corrected.
3. The notice will also inform the homeowner that they will be offered the right to a hearing held before the HOA Board.
Please see the attached documentation with further information about the above process.

Summer Reminders and an Opportunity for more Free Time
Landscape Oregon will be working in the park on Mondays–spraying and fertilizing. You may want to keep children off of the grass and away from weeds on Mondays.
Landscape Oregon will do the front yard landscaping of any house for $75/month. Let Tiffany Larson know if you are interested – we need a minimum number of homeowners.

Big News (to the board anyway)

Superior Management will be our new management company. There were too many issues with Northwest Community Management’s lack of communication. The board is confident that this new company will meet our need more efficiently. References were checked and the president of the company came to a board meeting to share their philosophies and capabilities. The switch should happen around April 1st. You will need to change your payments to the new company. Watch for communication from Superior Management!

Summer Reminders
With spring approaching, our neighborhood children are playing outside at all hours of the day. When pulling out of driveways and driving through the neighborhood, please pay special attention and watch your speed – no more than 15 mph is the appropriate speed for our neighborhood. Regardless of the posted speed, you must drive in a manner reasonable and prudent for the conditions by Oregon Law.

CC&R Reminders – Did you know?

4.21 Detached Buildings. No permanent or removable detached accessory buildings, including, but not limited to, storage buildings, greenhouses, children’s playhouses and similar structures, shall be built without the prior written consent of the ARC (Architectural Review Committee – contact Ken).

Summer Reminders
City of Tigard noise ordinances limit plainly audible noises between nine p.m. and seven a.m. Please remember the small children going to sleep in the evenings.

Backflow Testing 2009

The City of Tigard requires a backflow test each year. The cost is less if it is done for all of the 23 Dakota Glen home on one order and one bill so we, the Dakota Glen Homeowner’s Board, have contracted to have the testing done and the cost will be included in your HOA dues. Note: The HOA dues will not be raised as there is enough in the HOA Account to cover this expense. If you have already made arrangements for the Backflow Test please call Bill McFadden on 503 734 0414.
